DIVISION LEAD • ESTIMATING, PRODUCTION & P&L
We are building the commercial landscape construction division that property managers along the Wasatch Front actually want to call back. We are looking for the person who will run it.

Compensation: $78,000 – $90,000 base, plus performance bonus tied to division results.
Reports to: VP of Operations
Why This Role Is Different
Most landscape construction managers inherit somebody else’s system and spend their career defending it. This is the opposite. GLC Property Services is an established commercial property services company with the client relationships, the back office, and the appetite to grow — and we are handing the construction division to one person to build the right way from the ground up.
You will not be fighting for leads. Our property management relationships feed the pipeline. What we need is someone who can bid work accurately, deliver it cleanly, and make the client want the next project too.
▪ Real ownership. This is your division — estimating, crews, schedule, margin, and reputation.
▪ Real backing. Equipment, admin support, and an owner who will fund what the work actually requires.
▪ Real runway. We are early enough that the systems you build become the standard, and growing fast enough that the division you run today is not the division you run in three years.
What You’ll Own
You are accountable for the efficient, profitable, and reputation-building operation of the landscape construction division. In practice, that means:
Estimating & Business Development
▪ Walk sites, read plans, and produce accurate, competitive bids on commercial install projects.
▪ Build takeoffs and scopes that hold up — priced so the job is winnable and profitable, not one or the other.
▪ Represent GLC in front of property managers, owners, and general contractors, and turn one completed project into the next three.
▪ Partner with vendors and suppliers to protect pricing, lead times, and material quality.
Production & Delivery
▪ Own the schedule across concurrent commercial installs — sequencing crews, materials, subs, and equipment.
▪ Run job costing in real time. Know where every project stands against its bid before the job is over, not after.
▪ Hold the line on quality, safety, and site cleanliness. A GLC site should look like a GLC site.
▪ Manage close-out, punch lists, warranty items, and the handoff to maintenance.
People & Leadership
▪ Lead, develop, and hold accountable foremen and field crews — with clear standards and genuine investment in their growth.
▪ Recruit and build the bench the division needs to grow.
▪ Set the tone. The crew’s standard of work will never exceed yours.
Who We’re Looking For
Required
▪ 5+ years managing commercial landscape construction — estimating through close-out, on large-scale installs.
▪ Demonstrated bid-to-budget accuracy. You can speak to jobs you priced, built, and landed on margin.
▪ Proven leadership of field crews, including holding people to a standard when it is uncomfortable to do so.
▪ Ability to read and interpret civil, landscape, and irrigation plans and specifications.
▪ Valid driver’s license and a clean driving record.
▪ Utah contractor license (or eligibility to qualify for one). If you hold a General Contractor or Landscaping Contractor license, or can serve as a qualifier, tell us — it is a significant advantage.
Strongly Preferred
▪ Bilingual English/Spanish. Much of our field workforce is Spanish-speaking, and the ability to lead, train, and coach directly — without a translator — changes what this role can accomplish.
▪ Commercial property maintenance experience beyond construction — you understand what happens to a site after the install crew leaves.
▪ Fluency with estimating, scheduling, or job-costing software (e.g., Aspire, LMN, Bluebeam, or similar).
▪ Irrigation design or certification background.

▪ Extreme ownership. Of every project, and of every relationship attached to it. No deflection, no “that was the other guy.”
▪ Humble and hardworking. Titles do not keep you out of the dirt when a job needs it.
▪ Tough and empathetic at once. You can correct a foreman on Tuesday and still have their trust on Wednesday.
▪ Detail-oriented and practical. You catch the missed sleeve on the plan set, and you know which battles are worth stopping the job over.
▪ An excellent communicator. With crews, clients, and inspectors — in writing and in person.
